  • No water-based installations selected — Form 71/72 not triggered.
  • Occupier statement support — annual Schedule 2 statement, asset list, critical defect notices and proof of rectification attached.
  • Logbooks and service or summary records maintained on site for every system in scope.

  • Fire indicator panel, including the manufacture date plate
  • Valve room / sprinkler valve set and gauges
  • Pump room: controller, batteries, fuel tank
  • One example of each fire door tag and frame tag
  • One extinguisher tag and its location signage
  • Hose reel cabinet and any obstructions
  • Exit and emergency luminaires in the main path of travel
  • Damper access panels and any ceiling obstructions
  • Any visible defect, with something in frame for scale

Ask for

  • Certificate of classification
  • Last occupier statement (and the one before it)
  • Logbooks for each system, including the emergency lighting logbook
  • Any fire engineering report
  • Alternative solution / performance solution documentation
  • Last Form 72 for hydrants and sprinklers
  • Any critical defect notices and proof of rectification
  • Damper register and rolling 20% schedule
  • Current provider's licence numbers by discipline
  • Building age and date of the development application approval

    QLD note: In Queensland, MP 6.1 A1(c) requires emergency lighting maintenance to comply with AS/NZS 2293.2:1995 — it is expressly excluded from the AS 1851 acceptable solution. Quoting emergency lighting under AS 1851 is the classic new-BDM mistake.
